Position: Assistant Property Manager - Storage Facility Management
Location: Battlefield Parkway - Fort Oglethorpe, GA
Part Time: Approx. 20 hours per week, Saturdays required
Purpose: As an Assistant Property Manager, you will play a crucial role in ensuring the smooth and efficient operation of our storage facility. Your responsibilities will include customer communication and retention, lease renewals, managing delinquent accounts, facility inspections, and administrative tasks. Your dedication to excellent service and operational efficiency will contribute to the success of our team and the satisfaction of our tenants.
Reports to: Onsite Property Manager

Key Responsibilities:
Customer Communication and Retention:
Lead facility tours and work with prospective storage renters to find the right fit for their needs
Assist in the leasing and storage move in process
Build and maintain positive relationships with tenants through effective communication and outstanding customer service.
Address customer inquiries, concerns, and requests promptly and professionally.
Provide solutions for customer issues, ensuring a positive experience and long-term retention.
Lease Renewals & Occupancy Management:
Assist in the lease renewal process, including notifying renters of upcoming expirations, processing renewals, and applying appropriate charges.
Promote lease extensions by highlighting the benefits of continued tenancy and addressing concerns.
Track occupancy trends and assist in implementing marketing strategies to maximize occupancy rates.
Delinquency Management:
Monitor renter payments and proactively address any delinquencies in accordance with lease policies
Communicate with renters regarding past-due accounts and follow collections processes
Work with the Property Manager to enforce late fees, process liens, and coordinate auction procedures when necessary.
Facility Inspections & Maintenance Coordination:
Conduct routine facility inspections to ensure cleanliness, security, and proper maintenance.
Collaborate with the Property Manager to address any operational or safety concerns.
Document inspection findings and maintain accurate facility records.
Customer Move-In & Move-Out Processes:
Assist with onboarding new tenants, providing information about unit access, security measures, and lease terms.
Ensure smooth move-in and move-out experiences, including processing rental agreements and coordinating final inspections.
Administrative & Compliance Duties:
Assist with administrative tasks such as lease preparation, maintenance request coordination, and accurate record-keeping.
Maintain up-to-date tenant and facility records using storage management software.
Ensure compliance with local, state, and federal regulations, including lien laws and facility security protocols.
Stay informed of changes in storage industry regulations and best practices.
Team Collaboration:
Work closely with the Property Manager and other corporate members to achieve operational goals and deliver exceptional service.
Support company-wide initiatives to improve efficiency, customer satisfaction, and facility performance.
Qualifications:
● Excellent verbal and written communication skills
● Experience in storage management preferred
● Ability to problem solve and handle multiple projects and tasks
● Attention to detail and ability to manage multiple projects and demands
● Competency using technology and online software required
● Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs
Compensation Details:
● Hourly, part-time position, 20 hours per week including Saturdays
