Assistant Property Manager - HOA Community

Property Management | Chattanooga, TN | Full Time | From $21.00 to $23.00 per hour

Position: Onsite Assistant Property Manager - HOA Community

Purpose: As an Assistant Property Manager, you will play a vital role in ensuring smooth and efficient operation of our community. Your responsibilities will encompass a wide range of tasks, including but not limited to tenant communication and retention, renewals, managing delinquencies, and conducting property inspections. Your dedication and professionalism will contribute to the success of our property management team and the satisfaction of our tenants.

Reports to: Onsite Property Manager

Works alongside: Accounting, Maintenance Team

Key Responsibilities:

  • Tenant Communication and Retention:

    • Establish and maintain positive relationships with tenants through effective communication and excellent customer service.

    • Respond promptly to tenant inquiries, requests, and concerns, addressing them professionally and to their satisfaction.

    • Use problem solving skills to help address tenant concerns in a timely manner.

    • Implement tenant retention strategies to ensure high tenant satisfaction and lease renewals.

  • Lease Renewals:

    • Administer the lease renewal process, including sending advance notice to tenants, executing new leases and applying correct charges.

    • Encourage lease renewals by showcasing the benefits of continued residency and addressing tenant concerns.

  • Delinquency Management:

    • Monitor tenant rent payments and work with accounting to address any delinquencies in accordance with company policies.

    • Communicate with tenants regarding payment plans and provide support to help them maintain a positive payment history.

  • Property Inspections:

    • Conduct routine property inspections to identify maintenance and safety issues.

    • Collaborate with Senior Property Manager and Maintenance to ensure timely resolution of issues and the upkeep of the property.

    • Document inspection findings and maintain property records.

  • Tenant Onboarding:

    • Assist with the tenant move-in and move-out process, ensuring a smooth transition for tenants.

    • Provide new tenants with information about the property, lease terms, and community amenities.

  • Administrative Duties:

    • Assist with administrative tasks such as lease preparation, maintenance request coordination, and record-keeping.

    • Maintain accurate tenant and property records using property management software.

    • Conduct Market Surveys and compile data.

  • Compliance and Regulations:

    • Ensure property compliance with all local, state, and federal regulations.

    • Stay up-to-date on changes in property management laws and regulations.

  • Team Collaboration:

    • Work closely with the property management team to achieve the overall goals and objectives of the organization.


Qualifications:

● Required: Minimum 2 years experience in multi-family leasing and/or property management

  • Preferred experience as an onsite Assistant Property Manager

● Excellent organizational, verbal and written communication skills

● Able to excel in a team setting

● Ability to problem solve and handle multiple projects and tasks

● Attention to detail and ability to manage multiple projects and demands

● Competency in Microsoft Office and Google Suite software

● AppFolio Property Manager software experience a plus

● Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs

Compensation Details:

● Hourly position, competitive pay based on experience
