Onsite Property Manager - Storage Facility

Position: Self Storage Onsite Property Manager

Job Type: Full-time

Reports to: Chief Operating Officer / Director of Commercial Property Management

Job Summary: We are seeking a dedicated Property Manager to oversee the day-to-day operations of a brand new self-storage facility. The ideal candidate will be organized, customer-focused and adept at managing both the facility and its staff. The Property Manager will be responsible for maintaining the property, leasing storage units, ensuring financial accuracy and delivering excellent customer service.

Responsibilities:

• Ensure compliance with company policies and procedures, as well as local regulations

• Uphold and embody company core values, mission and vision

• Manage all aspects of the self-storage facility, including leasing, marketing, vendor maintenance, security and curb appeal

• Lease storage units to prospective tenants and manage rental agreements and renewals

• Utilize leasing software to track unit pricing, availability, rentals and customer information

• Handle customer inquiries, concerns and complaints in a professional and timely manner

• Manage maintenance and cleaning of the facility, ensuring it is well-maintained at all times

• Develop and Implement both digital and direct outreach marketing strategies to attract new tenants and retain existing ones

• Utilize POS system for tracking financials, including rental payments, expenses, and revenue

• Conduct routine inspections of the facility to identify maintenance needs and safety concerns

• Manage the owner relationship through routine calls, in-person check ins, property reporting, and streamlined communication

• Prepare reports on facility performance, financials and occupancy rates

• Oversee and manage the onsite Assistant Property Manager, approving time cards, performing Annual Performance Reviews and identifying coaching opportunities

Requirements:

• REQUIRED: Experience in the self-storage industry

• Excellent communication and customer service skills

• Strong organizational and multitasking abilities

• Proficiency in online leasing software and POS systems

• Ability to work independently and as part of a team

• Knowledge of basic maintenance procedures and facility management

• High school diploma or equivalent

  • Additional education/certifications in property management are a plus
