Position: Director of Multifamily Property Management
Purpose: Responsible for leading the Residential Property Management department
Reports to: Chief Operating Officer
Works alongside: Corporate Leadership Team, Property Managers, Accounting, Maintenance

Key Responsibilities
Leadership & Team Management
Model and uphold the company’s mission and core values
Lead, mentor, and manage a team of Property Managers, Leasing Agents, and Maintenance Techs
Assisting hiring and onboarding processes, with the ability to train new team members; develop training materials as the department evolves
Promote a culture of collaboration, accountability, and customer satisfaction department wide
Property Operations & Oversight
Oversee day-to-day operations and performance across a multifamily management portfolio
Conduct routine property walks to assess physical condition, curb appeal, and compliance with company standards, and hold designated Property Managers accountable to property conditions
Ensure Property Managers deploy proactive maintenance and take ownership of property conditions
Train department on cross-team collaboration (Leasing, Maintenance, Accounting) to ensure a smooth unit-turn, move in and move out process
Provide support to Property Managers regarding client and tenant communication and manage escalations
Financial & Performance Management
Monitor department wide financial performance through high-level reporting and data analysis
Oversee annual budget creation/approval process and provide support to Property Managers
Understand and interpret cash flow statements, occupancy trends, and property budgets
Forecast operating expenses, occupancy, and vacancy based on market trends and property performance
Provide support to the Accounting Manager regarding processes related to property payables, receivables, maintenance labor and commission reports
Drive department to low delinquency rates portfolio wide through training with Property Managers
Leasing & Marketing Strategy
Partner with Leasing and Property Managers to establish and execute property leasing strategies
Review market pricing regularly and recommend adjustments to optimize revenue.
Oversee leasing metrics and work with Property Managers to drive aggressive lead conversion, renewals rates, and customer satisfaction.
Monitor proactive renewal strategies focused on resident retention and revenue growth.
Support marketing efforts as needed to ensure brand alignment and leasing success.
Client Relations & Strategic Planning
Serve as the primary liaison with property owners, establishing clear objectives, goals, and performance expectations
Partner with Implementation Specialist to lead the onboarding process for new multifamily clients, ensuring smooth transitions and alignment with company standards
Set and manage quarterly, annual, and long-term goals for occupancy and financial performance
Develop and implement standardized procedures to measure and improve operational performance across the portfolio
Qualifications:
Required: Leadership Experience in multifamily property management (5 years minimum)
Excellent organizational, verbal and written communication skills
Leadership skills with the ability to develop and manage a team
Ability to problem solve and have difficult conversations
Attention to detail and ability to manage multiple projects
Competency in Microsoft and Google platforms
AppFolio Property Manager software experience a plus
Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs
