Director of Property Maintenance

Job Description

Watermark Residential is seeking to hire a Full-Time Director of Property Maintenance to work out of the corporate office in Indianapolis, IN. As the Director of Property Maintenance, you will oversee and manage the implementation of Watermark Maintenance policies, procedures, and standards for all Watermark Properties.

As the Director of Property Maintenance, your goal will be to ensure the company assets are maintained in a first-class fashion, and a premium is placed on increasing the value and resident satisfaction. You will manage and work closely with the Watermark Vice President of Property Management, Regional Managers, Regional Maintenance Supervisors, Watermark Owner’s Reps, Asset Manager, and Thompson Thrift Construction team members, to maintain and upgrade assets. 

You will bring a solid understanding of the team and team member management, the construction and design of the assets, plumbing, electrical and HVAC systems, as well as carpentry and other crafts. You will be well-versed in all maintenance processes and health and safety regulations. You will also have aptitude in undertaking administrative tasks such as reporting, analysis, budgeting, auditing, capex management and project management.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Coordinate maintenance efforts on multiple sites, ensuring consistency in standards and approach to maintenance across all Watermark Properties.
  • Assist with maintenance duties on specific properties on a limited, as-needed basis.
  • Identify cost savings through bulk purchasing and other operating efficiencies.
  • Research and source vendors, contractors, services and/or materials.
  • Conduct hands-on training in the field when necessary.
  • Ensure that unit turns and property assignments proceed according to Watermark standards.
  • Ensure property compliance with all applicable regulatory requirements and education.
  • Perform administrative requirements, such as collecting property data and forms and reporting to Watermark VP Property Management.
  • Document the progress of assigned projects, taking pictures of critical items as needed to submit to Watermark VP Property management.
  • Act as the Watermark Warranty Claims representative on site for sensitive, high-priority Warranty claims.
  • Assist Property Management with capital improvement project specifications.

Education/ Experience

  • 4-year Bachelor's Degree preferred.
  • Formal technical training and/or equivalent job experience in heating, air conditioning required. 
  • 10 years’ experience in commercial facility management and multi-family would be a plus, new construction and/or renovation.
  • Knowledge of property HVAC units, mechanical, electrical equipment, plumbing fixtures, structural facilities and grounds required.
  • HVAC certification required.
  • CPO required. 
  • EPA certification required.
  • Working Knowledge of OSHA standards and other environmental safety standards required.

Additional Qualifications

  • Excellent oral and written communication skills.
  • A proven track record for hands-on apartment maintenance skills.
  • Ability to give direction, adapt to change, establish relationships, build consensus, anticipate roadblocks, and work in a team environment.
  • Must be self-motivated, able to complete assigned tasks and have the ability to negotiate.
  • Able to multi-task and prioritize.
  • Exhibit strong attention to detail.
  • Able to perform at high levels in a fast-paced work environment and successfully adapt to changing priorities and work demand.
  • Able to think logically in order to troubleshoot, analyze situations, and make sound business decisions.
  • Serve as a liaison between Watermark and Thompson Thrift
  • Ensure that unit turns and property assignments proceed according to Watermark standards
  • Ensure property compliance with all applicable regulatory requirements and education.
  • Knowledge of property HVAC units, mechanical, electrical equipment, plumbing fixtures, structural facilities and grounds.
  • Investigate and make recommendations to design and construction teams when product failures happen
  • Perform administrative requirements, such as collecting property data and forms and reporting to the Watermark Senior Vice President of Property Management, Vice President of Property Management, Asset Manager, and regional managers.
  • Document the progress of assigned projects, taking pictures of critical items as needed to submit to Watermark Senior Vice President of Property management. Manage vendors, contracts, and progress ensuring the best outcome for the asset.

Travel

  • 50% travel required. 
  • Flexibility to work across the portfolio at various properties.
  • Must possess a valid driver’s license at time of hire and maintain thereafter.
