Multifamily Property Manager

Property Management | Chattanooga, TN | Full Time | From $65,000 to $70,000 per year

Job Description


Position: Multifamily Property Manager

Purpose: Act as a representative of SVN | Second Story to manage the day to day operations of a portfolio of communities including monitoring occupancy levels, overseeing unit turns, rent collection, lease enforcement, resident resolution and maintenance of the property to ensure residents have a positive experience while living in the community.

Reports to: Director of Property Management

Works alongside: Leasing Coordinators, Accounting Department, Maintenance Director

Key Responsibilities:

Property Operations & Maintenance:

  • Take ownership of property appearance and condition through regular inspections and proactive management.

  • Oversee and ensure a timely move-out and apartment turn process in coordination with leasing, maintenance, and accounting teams.

Tenant & Customer Relations:

  • Manage escalated tenant communications regarding property issues, ensuring prompt and professional resolution.

  • Streamline and implement a proactive renewal process to retain residents and optimize rental income.

Financial Management & Reporting:

  • Review and approve weekly/monthly reports, monitoring both property and staff performance.

  • Oversee commission reports, verify backup documentation for accuracy, and approve for payroll.

  • Assist in resolving tenant delinquencies, managing collections, and overseeing active payment plans.

  • Understand and manage property cash flow, forecasting occupancy, vacancy, and operating expenses.

  • Develop and adhere to annual property budgets while aligning financial goals with ownership expectations.

Leasing & Marketing Strategy:

  • Collaborate with the leasing team to set and achieve occupancy goals.

  • Regularly review market pricing, analyze trends, and propose competitive rental strategies.

  • Ensure leasing, renewal, and marketing efforts align with customer service and company objectives.

Compliance & Best Practices:

  • Stay up to date and ensure adherence to Fair Housing Laws at all times.

  • Implement and refine procedures to measure performance across properties, ensuring efficiency and consistency.

Stakeholder & Owner Relations:

  • Interface with property owners to set clear objectives, goals, and expectations.

  • Cultivate a positive mindset around customer satisfaction and winning through teamwork.

Company Engagement:

  • Attend SVN | Second Story company-wide and team meetings.

  • Maintain timely responses to internal and external communications.

  • Embody and uphold SVN | Second Story’s mission and core values in daily operations.




Qualifications:

  • Required: Experience in multifamily property management in a Manager role (3-5 years preferred)

  • Preferred: Bachelor’s degree in business administration, property management, or related field

  • Excellent organizational, verbal and written communication skills

  • Strong financial acumen and experience with budget management.

  • Proficiency in property management software (AppFolio Management software experience a plus)

  • Technologically efficient (familiar with Google GSuite and Microsoft platforms)

  • Leadership skills required

  • Able to lead a team and excel in a team setting

  • Ability to problem solve and handle large projects

  • Attention to detail and ability to manage multiple projects and demands

  • Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs

Compensation Details:

  • Salary position, competitive pay based on experience

  • Health Benefits include medical, dental, vision, HSA plan, additional optional coverage available
