Position Summary:
Responsible for performing installs, repairs and maintenance to a variety of equipment including refrigeration, air condition, electrical motors, heating units, heat pumps, hermetic compressors, commercial furnaces, boilers, burners, intake and exhaust fans, economizers, humidifiers, capacity controls, semi-hermetic compressors, split systems, flame safeguard controls, air compressors, air driers, and package units throughout campus. These duties are performed during regular or on-call hours.
Key Responsibilities:
- Provides for the maintenance, repair and adequacy of service and operation of campus and building utility systems for: steam and condensate, refrigeration, air-conditioning, air-handling, water, gas, to include all mechanical equipment and rooms associated therewith as well as controls and other governing devices.
- Accomplishes assigned and scheduled preventive maintenance programs in accordance with established directives and procedures. Maintain, service and repair hydraulic, air, gas, distilled water and steam lines not included in utility systems, and supports and assists electrical branch in repair, replacement, maintenance, and/or installation of equipment and systems components.
- Maintains records as required by city, state, and EPA regulations.
- Renders services involved as a result of repair, alteration, modification, rehabilitation, and minor new construction accomplished on campus buildings, fixtures and structures.
- Assists in acquiring supplies and working stock
- Assists the Manager of Plant Operations in the preparations of work estimates involving plumbing and steam fitting, and air conditioning; shop for and purchase materials and equipment necessary for his branch; provide the Manager of Plant Operations requirements for materials and equipment not locally available; maintain and submit to his supervisor records of materials and time used on work orders.
- Corrects or reports to Manager of Plant Operations any apparent safety or fire hazard.
- Completes work orders using a tablet and Work Order Software in a timely manner.
- Manage relationships with major vendor accounts.
- Perform other duties as assigned.
Education, Experience, Skills, and Abilities:
- Minimum 3-5 years’ experience as an HVAC Technician.
- HVAC Journeyman or Master Tradesman Certification.
- EPA Universal Certification.
- Able to read and interpret electrical schematics and blueprints
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
- Ability to run copper piping and PVC.
- Ability to organize work and meet deadlines.
- Strong verbal and written communication skills.
- Mastery of refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems.
- Understanding refrigeration recovery, evacuation and charging.
- Mastery of the heating cycle to include: identifying components in heating systems, understanding how each components works, diagnosing problems using gas pressure test and other devices for routine maintenance and to troubleshoot and repair.
- Mastery of HVAC systems and how each component within the system operates in conjunction with the other components and how that impacts the overall operations of the system as a whole. The systems included but are not limited to air cooled, water cooled, hot water systems, chilled water systems, VAV system, steam heating systems and building automation controls.
