Fast growing family owned commercial roofing, siding, and sheet metal contracting company located in the Upstate since 1904. Our office is in Greer, SC. We currently have approximately 100 employees.

Position Summary:

This position is responsible for managing the preconstruction process from initial project review through bid submission, ensuring accurate cost estimates, competitive proposals, and a seamless transition to project operations. The ideal candidate has a strong background in commercial roofing systems, estimating software, blueprint analysis, and client relationship management.

The Preconstruction/Estimator will work closely with owners, architects, general contractors, suppliers, and internal project teams to develop accurate budgets, evaluate project risks, identify value engineering opportunities, and support successful project acquisition. This role requires exceptional analytical skills, organization, and the ability to manage multiple projects while meeting strict deadlines.

Reporting Relationship:

  1. The Project Manager reports to, and is accountable to the COO of the company.
  2. There also exists a need for this individual to coordinate the project activity with the COO, office staff, and Superintendents.

Essential Duties & Responsibilities:

  1. Review project plans, specifications, addenda, and contract documents to prepare accurate and competitive estimates.
  2. Perform quantity takeoffs for commercial roofing and waterproofing systems.
  3. Solicit, evaluate, and negotiate pricing from subcontractors, manufacturers, and material suppliers.
  4. Prepare detailed cost estimates including labor, materials, equipment, subcontractors, permits, and overhead.
  5. Identify project risks, exclusions, and scope gaps to ensure complete and accurate proposals.
  6. Develop budgets and conceptual estimates during the preconstruction phase.
  7. Analyze project specifications and recommend alternative materials or value engineering options when appropriate.
  8. Attend pre-bid meetings, site visits, and project walkthroughs as required.
  9. Coordinate with architects, engineers, owners, consultants, and general contractors to clarify project requirements.
  10. Prepare bid proposals, qualifications, clarifications, and scope letters.
  11. Ensure bids are submitted accurately and within required deadlines.
  12. Maintain estimating databases, historical cost information, labor productivity rates, and vendor pricing.
  13. Collaborate with project managers to facilitate a smooth turnover from estimating to operations after project award.
  14. Participate in project handoff meetings and communicate assumptions, scope, and budget details to project teams.
  15. Build and maintain strong relationships with clients, general contractors, suppliers, manufacturers, and industry partners.
  16. Track bid results and analyze estimating performance to improve future pricing accuracy.
  17. Assist business development efforts by identifying bidding opportunities and supporting proposal presentations.
  18. Stay current on roofing systems, manufacturer specifications, building codes, safety requirements, and industry trends.
  19. Utilize estimating software, digital takeoff tools, and Microsoft Office applications to prepare estimates and reports.
  20. Support continuous improvement initiatives by identifying opportunities to increase estimating efficiency and accuracy.
  21. Perform other duties as assigned in support of the preconstruction and operations teams.
