Position Overview

Job Description: We are currently seeking a results-driven, construction management professional to add to our team in Southern California. This position will report to the Director of Construction and will participate in managing and developing the regional portfolio by overseeing multifamily renovation projects. The ideal candidate should have demonstrated success in managing multiple apartment renovation projects within a high-energy and fast-paced company. Local knowledge of Southern California multi-family suppliers, contractors, and building codes is essential and this position requires strong business acumen and excellent leadership skills. The position is based in the Irvine office and will involve some travel through the Southern California region, telecommuting, and other means necessary to communicate and manage construction projects.

Primary Responsibilities and Objectives:

The candidate will be responsible for:

  • Daily management, coordination and successful completion of construction, renovation, rehab, and improvement on multiple project sites; this includes meeting time, cost and quality objectives
  • Ensuring that all company, client and project policies, procedures and standards are followed
  • Maintaining project official logs, files, reports, schedules, and documentation as required
  • Interfacing with company development and acquisition departments, as well as parent company corporate functions
  • Interacting with project architects, engineers, general contractors, direct retained subcontractors and suppliers
  • Development and monitoring of construction schedules in Microsoft Project, as well as creation of construction budgets
  • Monitoring the overall project construction budget, schedule and quality control and preparing monthly reports
  • Assisting the Director of Construction with estimating, project reports, cost reports, value engineering and other project assignments
  • Implementing and employing sound construction management practices by requesting, processing, comparing, and awarding subcontractor and contractor bid proposals
  • Also, utilizing sound construction management practices when preparing, updating, and reporting project schedules and progress reports
  • May perform other duties as required

Qualifications and Education:

  • BA/BS Degree with construction related curriculum is required
  • Seven to ten years of construction experience, along with five plus years of project construction management experience
  • Five years of multi-family / apartment construction experience and experience with renovating older apartment properties (1960’s – 1980’s vintage)

Other Required Skills:

  • Computer Literacy
    • Strong proficiency with Microsoft Excel, Word and Project
    • Understanding of and ability to remotely access company servers via VPN
    • Ability to graphically mark-up images via Adobe Acrobat or equivalent products
  • Professional Skills
    • Ability to manage up, as well as down, in pursuit of the goal (i.e. interfacing with Asset Management Team, Design Team, Investments Team, and other upper management)
    • Technical Writing – The ability to write technical construction documents including the ability to distill technical information for consumption by those outside of the construction environment
    • Analytical/Innovative – Ability to contribute new and creative ways to the business process
  • Ability to oversee multiple projects depending on size and nature of complexity
  • Must have strong organization, communication and leadership skills
