Position Overview

Job Description:  Renovation Technicians, under the supervision of the Property Manager and Maintenance Supervisor, in conjunction with the assigned Pacific Urban Investments (PUI) Project Manager, are responsible for performing various interior apartment renovation activities as summarized herein. This role will be with an affiliate property management company, not directly with PUI. However, this employee will have outside support from and supervision by PUI management.

The Renovation Technician is responsible for various renovation related tasks including the installation of plumbing and light fixtures, cabinets, door/cabinet hardware, etc. Additionally, the Renovation Technician is tasked to establish and maintain positive, productive relationships with residents, industry professionals, suppliers, vendors, outside contractors, and site employees to ensure consistent application of community policies.

Furthermore, this role reports to the Property Manager and Maintenance Supervisor with outside support and supervision by PUI authorized representatives.

Primary Duties and Responsibilities:

  • Always maintain professionalism and strict adherence to all company policies and procedures with an emphasis on customer service to our residents
  • Familiarity with all current OSHA and related agency guidelines
  • Routine property inspection and reporting of all safety hazards, property damage, and needed repairs to Maintenance Supervisor  
  • Ensure completion of all assigned renovation responsibilities in a timely manner, as well as reporting back to PUI representatives on progress and issues impacting the completion of those responsibilities
  • Communicate renovation materials requests and supply requests to PUI representatives
  • Communicate maintenance supply requests to onsite management
  • Report all property issues and potential liabilities along with recommendations for solving such issues to management staff
  • Assist in handling any emergency issues that may arise, in compliance with all policies and procedures
  • Familiarity with all relevant laws and agency regulations, including but not limited to those regarding fair housing, disability accommodations, and landlord-tenant relationships, and be able to apply them practically
  • Assist with special projects and administrative tasks as needed
  • Report all acts of vandalism, destruction of property and suspicious behavior to management
  • Other duties as assigned

Position Requirements:

  • Demonstrated ability to multi-task and meet various deadlines

  • Strong decision-maker with the ability to negotiate effectively
  • Expansive knowledge of equipment, supplies, and materials used in the construction/maintenance field
  • Exceptional attention to details
  • Must be able to read, understand and comply with all MSDA Sheets on all chemicals used at the property
  • Have above average experience in carpentry, plumbing, and electrical work
  • Must be able to manage inventory, build, and install RTA (ready to assemble) cabinets
  • Must be able to successfully install light fixtures, plumbing fixtures, misc. door hardware and bath fixtures
  • Must be able to lift, push, and pull up to 90 pounds
  • Must have the ability to safely operate trade equipment including but not limited to electric saws, pneumatic and power tools, and golf carts
  • Must have the ability to stand and/or walk for long periods of time and climb stairs and ladders as necessary
  • Must have the ability to bend at the knees and hips, and reach above shoulders
  • Must be flexible to work after-hours in emergency situations
  • Must always maintain a valid, local state driver’s license
  • Must always maintain a working vehicle and current automobile insurance
  • Team player mentality with a strong work ethic and ability to interact with a variety of people and personality types
  • Ability to solve problems involving resident issues, budgeting, equipment failure, and emergency situations while remaining calm, rational, and professional
  • Driven to further professional growth and education within the industry
  • The position requires the ability to walk up and down stairs from floor to floor  
  • Ability to operate a computer and other office productivity machinery, such as a scanner and copy machine  
  • Must be adaptable within a fast-paced, constantly changing work environment, which includes handling multiple tasks daily
