Project Manager, Store Design and Construction

Job Description

Responsible for managing new and remodel tenant improvement projects from pre-deal approval through construction closeout.  This position is responsible for managing multiple external vendors simultaneously, including general contractor and architectural service providers.  Responsibilities include managing cost, schedule and quality of project build out.  Includes project delivery, document management, site control, scope of work change management, cast forecasting/risk analysis, cost and schedule integration, and project reporting.  The candidate must possess a thorough understanding of architectural and construction means and methods and must work well in a team environment.  Must possess excellent verbal and written communication skills.

This position works cross functionally with internal store development business partners; primarily architecture/engineering, procurement, finance, operations, real estate and maintenance.  Also, this position will work with brand teams, including visual merchandising and creative.

Primary Responsibilities:

  • Manage/oversee the implementation/completion of multiple projects for North American retail expansion
  • Generate and manage project processes, schedules and critical paths
  • Review construction documents for accuracy, feasibility, and conformance to brand and industry standards
  • With supervisor, assist in creating and maintaining yearly capital project and expense budgets with support from Finance
  • Assist in maintaining budgeted expense by negotiating and working with vendors to achieve the lowest possible costs through bidding processes and industry experience
  • Prepare, solicit, review and analyze construction bids with Director
  • Coordinate and schedule OSI (owner supplied materials) to meet schedules
  • Conduct site visits during various phases of construction, including turnovers to Retail Operations team
  • Communicate and coordinate with Morphe internal and external partners to ensure transparency and collaboration in the planning, scheduling and execution of projects
  • Primary contact between Tenant Coordinators, Architects, Consultants to ensure deliverables are met
  • Generate punch lists and ensure its completeness prior to store turnover
  • Ensure close-out packages are complete and all close-out requirements have been satisfied

Job Qualifications:

  • Bachelor’s degree in relevant field of design or construction – Architecture background a plus
  • 3 - 7 years experience in retail construction/renovation project management
  • Ability to travel 50% of the time
  • Strong interpersonal, problem-solving, analytical, negotiation, scheduling and multi-tasking skills
  • Strong cost control and project budget management experience
  • Strong abilities in scheduling and must be familiar with purchase orders, project manager documents and contract analysis, budget control, architecture design
  • Proficiency in Microsoft Office suite required.  Knowledge of AutoCAD and Adobe Design Suite a plus
  • Knowledge of permits and building codes
