Lighthouse MI is a growing non-profit, established in 2019 when Lighthouse of Oakland County and South Oakland Shelter joined forces to offer a stronger collective response to poverty in our Metro Detroit community. With over 80 years of combined experience, Lighthouse serves as a beacon of hope to our neighbors who need it most by offering assistance with emergency basic needs alongside housing programs and supportive services designed to support long-term economic stability. Lighthouse owns and operates Spero Housing Group, a subsidiary non-profit dedicated specifically to developing and operating high quality affordable and supportive housing for persons of low and moderate income, as well as HandUp, a community and crowdfunding platform serving 100+ homeless service agencies and their clients across the United States. The organization is one of seven community development organizations throughout the State of Michigan that serve as chartered members of the NeighborWorks America community development network, and is the only one based in Oakland County.
We are seeking an innovative and experienced affordable housing and community development professional to serve as Chief Real Estate & Community Development Officer, a new position at Lighthouse. This dynamic leader will partner with the CEO and other leadership team members to oversee and build upon Lighthouse’s growing and emerging community development lines of business, including affordable housing development, asset management, homeownership, neighborhood revitalization, and lending.
This position will be responsible for developing, managing, and redeveloping a portfolio and pipeline of real estate and community development initiatives that further Lighthouse’s mission to build equitable communities that alleviate poverty. A successful candidate must have strong financial, project management, supervisory and administrative skills, as well as an ability to develop effective relationships with financial intermediaries, financial institutions, quasi-public and public sector, non-profit housing corporations, community development corporations, contractors and real estate development professionals.
As the leader who will drive the strategic growth of this area of the agency’s work while managing the staff and budgets for each of its lines of business, this position reports directly to the CEO. The ideal candidate is an entrepreneurial, goal-oriented, experienced, and relationship-driven collaborative community development leader who is familiar with emerging trends in their field.
Responsibilities and Duties
Work closely with the CEO and leadership team to lead Lighthouse’s emerging lines of business around affordable housing, homeownership, lending, neighborhood revitalization, and more.
Oversee the development and redevelopment of a portfolio of quality, financially sound, affordable housing projects – on time and on budget, from project inception to full occupancy.
Generate a pipeline of future projects that meet the criteria of strong long-term financial performance, affordability, and offering both dignity and economic opportunity to tenants.
Devise and execute strategies for the sustainable asset management of Lighthouse’s current real estate portfolio.
Cultivate effective relationships with financial intermediaries and institutions, quasi-public and public sector, non-profit corporations, PHA’s and CDC’s, contractors and real estate development professionals.
Work with executive staff and relevant board committees to establish real estate performance criteria, and measure the performance of current and potential future projects against these standards.
Participate on the executive team, leadership team, and other internal management groups.
Maintain strong relationships with other leaders and departments within the organization.
Hire, supervise, and mentor community development, property management, and facilities staff.
Delegate specific duties to appropriate staff and monitor performance.
Act as leader and coach, and provide specific opportunities for staff development.
Administration, compliance & reporting:
Prepare and monitor annual department budget and performance goals.
Implement strong systems to measure and control outcomes.
Ensure full compliance with all appropriate governmental regulations and funder requirements.
Prepare, disseminate, and present effective internal reporting tools that measure financial and general project performance.
Develop systems to procure the services of development professionals, including architects, engineers, title companies, environmental firms, contractors, and consultants, as well as general contractors and subcontractors, to ensure Lighthouse secures high quality, competitively priced, timely services.
Structure contracts to ensure timely, on budget performance and full compliance with all appropriate governmental and funder requirements.
Bachelor’s degree from a 4-year accredited college or university.
BS/BA in Finance, Economics, Legal or equivalent experience required.
Graduate degree in Planning, Finance, Design or Construction field preferred.
10+ years’ progressive experience with a variety of projects (HUD, LIHTC, FHA, etc.) in roles related to affordable housing and community development. Experience should include some combination of development, design, construction, financing, oversight.
5+ years’ experience managing, developing and leading high-performing teams towards successful outcomes.
A passion and commitment to the power of affordable housing as a primary tool to improve lives and communities.
Excellent budgeting, financial management, and real estate development skills.
Ability to lead in a fast paced and demanding hybrid office/remote work environment.
Demonstrated success translating organizational strategy into measurable impact.
Experience in project management, including the ability to identify, develop and deploy resources across multiple initiatives.
Strong supervisory skills with a commitment to growing talent from within Lighthouse and providing career pathways for groups underrepresented in the industry.
Ability to build consensus and resolve conflict; exhibits willingness to have difficult conversations.
Proven ability to work effectively with racially and ethnically diverse staff, volunteers, and community to bring groups together towards common goals.
Demonstrated ability to skillfully navigate internal and external political structures/systems.
Exceptional written and oral communication skills.
Excellent computer skills - experience and comfort with Google Suite preferred.
