Property Maintenance Specialist

The Joel Nelson Group is seeking a diligent, organized, and creative individual to join our team as a PROPERTY MAINTENANCE SPECIALIST.

In this role, you will execute a variety of tasks that are essential to home preparation, presentation, and maintenance for our seller (listing) clients.

RESPONSIBILITIES

PROPERTY ACCESS/KEY MANAGEMENT:

  • Obtain keys, tag, label, and make copies for both lockbox and office use.

  • Manage the placement and log of lockboxes to ensure secure property access.

PROPERTY PREPARATIONS:

  • Confer with listing agents on customized construction or preparation (repair, repaint, cleaning) list for each property, and monitor critical task list.

  • Execute key steps on the critical task list (this includes moving contents or materials, cleaning worksites and fixtures, and more) - sometimes alone and sometimes alongside our external contractors, landscapers, and cleaners.

  • Report and help resolve any new or discovered property repair, maintenance issues, or damages.

  • Conduct quality checks on external cleaning and window contractors to ensure thoroughness; physically clean any elements not addressed by contractors.

  • Make repeat visits to ensure that all spaces and staging elements (interior and exterior) look their very best for photoshoots, weekend open houses, buyer appointments, home inspections, appraiser visits, and final walkthroughs.

  • Address any outstanding cleaning or repair details.

  • Maintain all areas, including bedrooms, bathrooms, kitchens, and living spaces, to a high standard of cleanliness throughout the listing process.

ASSIST STAGING TEAM WITH FURNITURE + ART PLACEMENT :

  • Coordinate and assist with staging delivery logistics, including ordering, installing, and removing parking signs as needed, and meeting movers when needed.

  • Work alongside staging team with hands-on placement of furnishings, decor, light bulb changes, and other necessary tasks.

    • Must be able to lift up to 50 lbs

    • Must be able to use step ladders

YARD SIGNAGE AND KEY LOCKBOXES:

  • Order and manage the placement and removal of JNG sign panels and solar lights.

  • Promptly update sign riders to reflect the status of properties.

  • Organize the removal, cleaning, and inventory of lockboxes and signposts.

COURIER SERVICES:

  • Manage the pickup of paper marketing materials from the local print shop.

  • Deliver marketing materials to properties, along with peripheral brand materials.

  • Notify the team if supplies are running low for reorder.

  • Remove all marketing materials prior to final walkthroughs.

PROPERTY MAINTENANCE:

  • During marketing/showing/open periods (days or weeks) check each property inside and out 2X per week to ensure ideal visitor/showing conditions. This includes dusting, sweeping, cleaning, disposing of trash as necessary, temperature and moisture checks.

  • Maintain the exterior of properties to be clear of leaves, snow, trash, and debris.

  • During final days before settlement of sale, assist with collection and clearing of any remaining storage items to prepare for final buyer walk-through and property possession handoff.

QUALIFICATIONS

  • Prior experience in housekeeping/maintenance, job site cleaning, light renovation is a plus.

  • Strong personal organizational skills with acute attention to physical details and deadlines.

  • Ability to manage multiple task locations efficiently and prioritize effectively.

  • Excellent communication and coordination abilities.

  • Proficiency in basic mobile apps and scheduling tools.

  • MUST have reliable transportation to travel between locations.

COMPENSATION

This position offers competitive pay ranging from $60,000–$75,000 annually, based on experience and performance. The role averages 30–40 hours per week with consistent, year-round work supporting approximately 50 listings annually.
