About the Job:
This purpose of the Project Manager role is to provide support to various members of the Expansion team. It is a dual-focused position. For times when the Property Pursuit arm of the Expansion team is focused on active pursuit in a new market, which is expected to be a minority of the time spent in this role, the Project Manager will be on the ground with the Director and the Manager of Property Pursuit and Management helping to ensure designability and constructability within the confines of the budgets provided by Finance. When not in active property pursuit, which is expected to be the majority of the Project Manager's time, the Project Manager will assist the Director of Project Management as needed in project management of all Liberty Retail and Holistic Industries’ Grow/Processing projects.
Property Pursuit and Inspection
Visit potential locations, during application phase, or post-award, depending on state real estate requirements, to view properties and work with Property Pursuit Team to make real estate decisions
Use skills and knowledge in construction and building inspections to look at potential properties with an eye toward budget-friendly constructabilty
Use department program documents to ensure designability based on the requirements provided by the organization
Assist Director of Property Pursuit and Management and the Coordinator Property Pursuit and Management in the following due diligence items as needed:
Properties are zoned according to local guidelines and in accordance with the needs of the Company
Customer demographics are desirable and consistent with what we know will produce sales for Retail, and labor demographics allow for proper staffing of Retail, cultivation and processing Operations
Properties are chosen to ensure the success of the application, factoring in additional requirements that may increase the chance of a license being awarded
When not in active Property Pursuit, assist the Director of Project Management in the following as directed:
Work with the Director of Project Management to finalize, and continuously update, programmatic documents for design and construction
Develop project plans and project schedules for approval
Manage the project kick-off and on-boarding and off-boarding process with vendors and subcontractors
Meticulously review and edit proposals
Develop, track, and drive to completion multiple projects
Coordinate work of third-party team members, e.g., contractors, architects, lawyers, etc.
Initiate and participate in meetings between Holistic staff and external teams
Coordinate the appropriate flow of resources, equipment, and information
Assist in budget preparation and procurement management; analyze risks and opportunities, including cost saving strategies
Manage internal resources and subcontractors for the execution of projects
Negotiate contracts, bids, and/or proposals
Promptly handle and communicate any project complications and/or deviations to timelines
Conduct quality control inspections
Coordinate submitting for and/or obtaining appropriate permits
Prevent fines and interruptions by complying with and/or enforcing codes
Maintain safe work environment
Conduct project reviews and create and communicate detailed reports on project status and completion
Update appropriate executive leaders regularly regarding the progress of assigned projects
Create tools to provide effective and clear communication to all parties involved in process
Provide consistent communication and status updates to Expansion team, Operations management, and retail management
Work closely with all departments and maintain a culture of collaboration
Work closely with Finance and Compliance for insurance transition and contract management
Travel for retail pursuit opportunities as needed
Physical Requirements of the Job:
While performing the duties of this job, the employee is regularly required to perform grasping, lifting, walking, standing, talking, hearing, seeing, and repetitive motions.
May include walking or standing for extended periods of time, as well as stooping, bending over and/or crouching. Ability to tolerate moderate to loud exposure to noise level. Exposure to long periods of bright lights. Long periods of prolonged use of office equipment including computers and phones.
Due to state regulations, qualified candidates for this position must be at least 21 years of age and able to pass a background check – certain criminal convictions may disqualify candidates based on state medical marijuana licensing regulations.
Communication and implementation experience
Well-versed in property inspection and project management with a track record of success seeing large projects through to completion
Ability to understand complex regulatory language and ensure compliance
Experience speaking at community events and working to answer questions and concerns effectively
Proficient in Microsoft Office, specifically Word, Excel, Outlook, PowerPoint, and SharePoint, and SmartSheet project management software
