Summary

Cresa believes in providing Advisors with the base of knowledge, sales training, and guidance necessary to become effective and productive commercial real estate professionals. The Advisor role is a sales and business development position focused on building new client relationships and growing Cresa’s presence in the market.

Advisors are expected to proactively identify and pursue prospective clients through cold calling, targeted outreach, networking, referrals, and other business development activities. A key measure of success is the ability to engage business leaders and executives, secure meetings, identify real estate needs and opportunities, and convert those relationships into new business.

All Advisors, whether experienced or new to the commercial real estate profession, are provided sales training in the “Cresa Way” through written training resources, mentorship with a senior broker or Managing Principal, involvement in teams, and regular training meetings. Advisors will develop the prospecting, presentation, market knowledge, and advisory skills necessary to build a successful long-term career in commercial real estate.


Essential duties and responsibilities

  • Conduct consistent, high-volume prospecting to identify and develop new client relationships, with a significant emphasis on cold calling and direct outreach to business owners, executives, and other key decision-makers of real estate.
  • Research and identify prospective companies and decision-makers within targeted industries, geographies, and market segments.
  • Initiate conversations with prospective clients, communicate Cresa’s value proposition, and secure vetted introductory and business-development meetings.
  • Build and actively manage a pipeline of prospective clients through disciplined and persistent follow-up, relationship development, networking, referrals, and other outreach methods warehoused within Salesforce.
  • Quickly grasp and understand Cresa’s value/differentiators, service offerings, and market advantages and effectively communicate these advantages to prospective clients.
  • Learn and sharpen presentation and sales skills necessary to pursue and win new business.
  • Become proficient in real estate focused financial analytics within Excel and Procalc.
  • Learn and become proficient in Cresa’s technology and AI offerings.
  • Work collaboratively with senior brokers and team members to prepare for prospect and client meetings, develop pursuit strategies, and convert opportunities into client relationships.
  • Develop an understanding of property attributes, their value, and how they may create positive or negative consequences for clients.
  • Learn and stay current on market trends, tenant/buyer movement, transaction activity, and relevant deal points in order to speak credibly with prospects and clients.
  • Participate in networking, industry, and community activities that create opportunities to build relationships and generate new business.
  • Pursue continued education and involvement in commercial real estate organizations and professional development opportunities.

Qualifications

Required:

  • Strong interest in and aptitude for sales, business development, and new client acquisition.
  • Comfort initiating conversations with business owners, senior executives, and other decision-makers and asking for meetings and business opportunities.
  • Excellent verbal and written communication skills, with the ability to communicate professionally and persuasively.
  • Very strong work ethic and desire to succeed in a performance-driven sales environment.
  • Entrepreneurial approach to business, with the desire to build and manage a book of business and evolve into a commission-based compensation structure.
  • Ability to develop relationships and establish credibility with prospects, clients, colleagues, and other market participants.
  • Ability to work independently while also collaborating effectively with senior brokers and team members.
  • Strong problem-solving, analytical, and basic financial/math skills.
  • Organized and disciplined in managing prospecting activity, follow-up, meetings, and a developing sales pipeline.
  • Desire to build a long-term career in commercial real estate.

Education/Experience

  • Must have Commercial Real Estate License in Pennsylvania
  • Bachelor's degree preferred
  • Prior sales, business development, prospecting, or commercial real estate experience preferred.
  • Experience with outbound sales, cold calling, executive-level prospecting, or other new-business development activities is strongly preferred.
  • Valid driver’s license
