Apartment Maintenance - Make Ready - DAL

Make-Ready Technicians work to ensure that all vacated apartment homes are returned to move-in ready condition as quickly as possible to minimize vacancy and ensure resident satisfaction. Additionally, Make-Ready Technicians support other Maintenance Team Members as needed to ensure that maintenance service requests, preventative maintenance tasks and life and safety issues are addressed quickly and efficiently to ensure resident satisfaction, longevity of assets and a hazard-free community. They also assist with curb appeal, organization and make-ready tasks as needed.

 

RESPONSIBILITIES: 

 

Make-Ready Technicians are responsible for ensuring all vacated homes are quickly and efficiently returned to move-in ready condition, fully cleaned with all maintenance issues corrected. Additionally, Maintenance Technicians are responsible for ensuring assigned service requests, preventative maintenance tasks and life and safety issues are addressed quickly and efficiently as well promptly and effectively communicated as appropriate. They are also responsible for assisting to maintain curb appeal and standards of organization. Duties include:

 Make-Ready

 

  • assisting to coordinate scheduling of make-readies with the Maintenance Manager, Community Manager and Vendor Partners
  • addressing all non-renovation maintenance and cleaning issues in vacated apartment homes
  • ensuring CLEAR standards are met for apartment move-in condition utilizing the Make Ready Checklist
  • completing all make-readies within 7 days of vacancy and/or reporting any issues which may cause delay to the Maintenance Manager and Community Manager immediately
  • assisting with overseeing renovations by reporting progress and issues to the Maintenance Manager and Community Manager

 

Maintenance

 completing all assigned standard service requests within 48 hours

  • completing all emergency service requests immediately
  • completing all after-hours emergency service requests when on-call
  • calling residents following initial requests for after-hours emergency assistance within 15 minutes of initial contact when on-call
  • responding in-person to after-hours emergency assistance within 1 hour of initial contact when on-call
  • effectively communicating with residents and other onsite Team Members in writing regarding tasks (e.g. action taken, items needed, expected follow-up, status) for purposes of documentation and ensuring all parties are informed
  • completing all assigned preventative maintenance tasks by the designated deadline (refer to Facilities Plan, Yardi reporting and supervisor notes)
  • assisting with make-readies of apartment homes to meet CLEAR standards (e.g. completion within 7 days of move-out, using the CLEAR Make Ready Checklist, etc.and to meet business needs

 Cleaning & Organization

 removing trash from common grounds, walkways and breezeways

  • emptying all common area trash cans and wiping down receptacles
  • cleaning laundry areas and equipment (e.g. equipment wiped down, lint traps cleaned, furniture and items in place
  • cleaning and maintaining mail centers, fitness centers, pools and other amenity areas (e.g. removing trash, wiping down tables and chairs, ensuring items are present and in good condition, reporting missing, broken or damaged items, etc.)
  • sweeping, mopping, vacuuming or using industrial cleaning equipment to clean floors of all amenity areas and common area spaces, such as breezeways, walkways, fitness centers, laundry rooms, leasing offices, etc.
  • cleaning and stocking all common area bathrooms
  • resetting all amenity area furniture, décor and equipment
  • unpackaging, sorting and storing maintenance supplies
  • maintaining tools and resources provided by CLEAR PM (sparkle buckets, trash pickers, buckets, mops, vacuums, brooms, basic office tool kits, basic office first aid kits, etc.) in good condition, stocked and organized for ease of access by other Team Members in designated locations
  • cleaning all maintenance golf carts

 

General Maintenance Support

 watering plants (as needed)

  • ensuring all waste disposal areas (e.g. dumpsters and enclosures) are clean and well-maintained (e.g. no trash outside of receptacles, gates are closed, signage is present and clean, enclosures are clean, large items are broken down to fit or reported, so that they may be addressed, etc.)
  • ensuring that any issues which detract from curb appeal are managed or reported, so that they may be addressed (e.g. broken equipment, lock and latch issues, lights out)
  • ensuring that any issues which detract from curb appeal, are life and safety concerns or which negatively affect longevity of assets are managed or reported, so that they may be addressed (e.g. broken equipment, lock and latch issues, lights out)

 

RESULTS:

  • make-readies of vacated apartment homes are completed within 7 days and according to CLEAR standards of move-in readiness
  • residents are satisfied with the condition of the apartment home and/or expectations are exceeded during the move-in process
  • services are completed quickly and efficiently by Vendor Partners as needed
  • standard service requests are completed in a timely manner and all parties are informed throughout the process
  • after-hours emergency service requests are completed in a timely manner and all parties are informed throughout the process
  • preventative maintenance tasks are completed in a timely manner as outlined in the Facilities Plan
  • make-readies are completed within 7 days according to CLEAR standards
  • curb appeal is well-maintained throughout the community daily
  • amenity areas and tour paths are well-maintained and available for use by residents and for demonstration on tours
  • life and safety issues are handled immediately
  • all issues that require attention outside of the Make-Ready Technician’s abilities are reported, so they may be handled appropriately
  • equipment and supplies are in good condition and organized for ease of access
