Organization Overview
Founded in 2004, Brilliant Corners provides innovative housing and housing-related services to California’s most vulnerable individuals, with an emphasis on those transitioning from, or at risk of, homelessness or institutionalization. We develop, own and manage multi-family supportive housing and licensed residential care homes, and implement a broad array of scattered-site, one-on-one supportive housing, and clinical case management programs through partnerships with developmental services, homeless services, veterans’ services and health care sectors.

Regional Facilities Manager, Southern California

The Regional Facilities Manager supports property & facility maintenance activities on a rapidly expanding portfolio which includes a 56 unit scattered site program for formerly homeless individuals and 50+ single family homes used as Care Homes for individuals with developmental disabilities. This position has no direct reports but provides technical guidance to maintenance technicians and directly manages renovation projects in occupied homes.  Regional offices are in downtown Los Angeles and San Diego.

  • Ability to diagnose and/or repair plumbing, carpentry, HVAC (certification highly preferred), and electrical components/systems  

A successful candidate for this position must demonstrate competencies such that s/he will be able to achieve the following: 1) increase the efficiency and quality of work in our maintenance service program, 2) ensure compliance with safety practices, licensing and other regulatory/funding agency requirements, and 3) perform long term planning to preserve Brilliant Corners’ physical assets.

 Required Education and Experience

Associate's degree (A.A.) plus training in building maintenance and 5 or more years related experience in property maintenance, construction or rehab OR equivalent combination.

 Travel

This position requires frequent travel by vehicle in Southern California.  The majority of homes are in Los Angeles and neighboring counties, but the region stretches from Fresno to San Diego.  Candidates must be able to legally operate a motor vehicle and possess a valid driver’s license with clean driving record.

 Essential Duties

1. Reserve for Replacement planning; create and update reserve analysis reports for each home and recommend adequate reserve funding for new homes.

2. Contractor vetting and contract negotiation; identify and vet all types of contractors in each geographical area, ensure compliance with our competitive bid and procurement policies, negotiate and monitor multi-home contracts for annual or periodic service.

3. Train Maintenance Technicians no less than quarterly; answer/troubleshoot advanced technical questions, conduct assessments of maintenance technicians’ skills, knowledge and abilities.

4. Optimize the Work Order system; establish metrics for maintenance repairs, produce reports, establish quality standards, perform quality assurance inspections, and support “green” property maintenance initiatives.

5. Manage rehabilitation of occupied properties; plan, bid, and monitor work, coordinate and communicate timelines, work with Property Manager to secure proper approval to use funds.

6. Assist in the home turnover process from housing development to property management; participate in punch walks, complete inventory list for new homes, ensure warranties are in place, create preventative maintenance schedule, provide orientation for maintenance technician, provide feedback on home specifications.

7. Develop and manage a preventative maintenance program; create preventative maintenance schedules for each home and building, create an annual calendar to track task completion, perform annual inspections.

8. Ensure code and safety compliance with all federal, state, and local laws pertaining to fire safety, life safety, ADA and accessibility, and related building code requirements; including safety equipment, Material Safety Data Sheets,  personal safety, and crisis response plans.

9. Perform tools, equipment and vehicle inventory control annually or as requested.         

Professional Experience
